Dubai is the deepest and most liquid property market in the region, and the most varied. On one page you can find a AED 1 million studio in a new Dubailand tower and a AED 300 million beachfront villa on Jumeirah 1 — and both are rational purchases for entirely different buyers. The city’s growth has been driven by a decade of infrastructure delivery, a tax-free ownership regime, and a residency framework that ties property to long-term visas.
Geography still governs price. The waterfront addresses — Palm Jumeirah, Dubai Harbour, Emaar Beachfront, Jumeirah Bay — carry the premium, followed by the central business districts of Downtown, DIFC and Business Bay. Value shifts outward: Dubai Creek Harbour, Dubai Hills, Meydan and MBR City for balanced end-user communities; Dubailand, Dubai South and Jumeirah Village for the highest yields and lowest entry prices.
