Dubai South is a bet on infrastructure. The district surrounds Al Maktoum International — announced as the world’s largest airport, now under a multi-decade expansion — and incorporates the Expo 2020 site, which was retained and converted into Expo City rather than demolished. The thesis is that an airport of that scale drags a city toward it.
For now, the district is early. Prices reflect that: villas and townhouses here are among the most affordable new-build family homes in Dubai, and the master planning — Expo Valley, South Bay, Grand Polo Club — is unusually green and low-density for the price point. Buyers are underwriting the airport’s delivery and the logistics economy around it.
This is a long-horizon market. It rewards patience and punishes anyone who needs liquidity quickly. Current projects below.
