The Palm is the asset that proved Dubai could build scarcity. Two decades after the first villas were handed over on its fronds, it remains the emirate’s most valuable residential land, and the fronds themselves are effectively a closed market — no more are being made, and the villas trade between a small pool of buyers.
The apartment market on the trunk and crescent is more accessible, and it is where the branded operators have concentrated: Six Senses, Armani, COMO, Ellington’s Ocean House and Beach House, Omniyat’s Orla. What buyers are paying for is unobstructed sea, private beach and a supply constraint that is geographic rather than regulatory.
The Palm is a low-yield, high-appreciation market. It suits capital preservation and lifestyle buyers considerably better than income investors. Projects below span apartments, penthouses and signature villas.
