Ras Al Khaimah has been the UAE’s fastest-repricing property market, and the reason is a single asset: the Wynn resort on Al Marjan Island, the first integrated casino resort in the Emirates, due to open in 2027. Its announcement transformed a quiet coastal emirate into the most closely watched investment story in the country.
Al Marjan is a set of coral-shaped man-made islands extending into the Gulf, and it now carries most of RAK’s premium residential stock — W Residences, the Karl Lagerfeld beach residences, Fairmont and Address branded homes among them. The investment thesis is short-stay rental yield: a casino resort generates visitor volume, visitor volume generates nightly rates, and branded beachfront apartments are the instrument for capturing it.
Prices remain below Dubai equivalents while the resort is under construction. Buyers should weigh the yield case against a market whose fortunes are now closely tied to one project’s delivery. Projects below start around AED 1.1 million.
