Downtown is the address the rest of Dubai is measured against. Built around the Burj Khalifa and Dubai Mall, it is the most recognisable square kilometre in the Gulf, and its residential stock trades on that recognition — a Burj view is a durable, quantifiable premium that has held through every cycle since the district opened.
The inventory is overwhelmingly apartments and penthouses, with a growing tier of branded residences — Address, Armani, St. Regis, Baccarat, Four Seasons. Buyers divide into two camps: end users who want to live at the centre of the city, and investors who want short-let yield from a district that never runs out of visitors. Both are well served, and both pay for the postcode.
